Best AI visibility tool for real estate agents in 2026

Which AI visibility tool suits a real estate agent: local prompts, city tracking, pricing and what each platform can and cannot show you, ranked for 2026.

A buyer who types "who is the best realtor in Tacoma for first-time buyers" into ChatGPT does not get ten blue links. They get a short answer with a few names in it. If yours is not one of them, you never see the lead you lost. That is the problem an AI visibility tool is meant to solve for a real estate agent, and the market is split between tools built for national brands and tools that understand that real estate is local.

We went through the catalog entries for the tools that come up when agents search for this, using each vendor's published pricing as read on 24 October 2026. Here is how they rank for an agent, a small team, or a brokerage marketing department.

What an agent actually needs from the tool

Real estate prompts are local and specific. Think "best listing agent in [suburb]", "how do I find a buyer's agent for a condo in [city]", "is [brokerage] good for relocation", or "who sells luxury homes near [lake]". A useful tool needs to do four things:

  • Track a custom prompt list that includes your city, neighborhoods and the buyer or seller scenario.
  • Show which pages and domains AI engines cite for those prompts. For agents these are often Zillow-style portals, local news, Reddit threads, and review sites, not the agent's own site.
  • Name the competitors that appear instead of you.
  • Tell you what to change, or ideally help you change it.

One caveat applies to every product below. No tool can make an AI engine recommend you. They measure, diagnose and help you publish. The recommendation is the engine's decision.

1. Promptwatch: the best fit when you want measurement plus action

Promptwatch ranks first here for a reason that has little to do with price. Most trackers answer one question, whether your brand was mentioned. Promptwatch also shows where the engines found their answer (citation analytics down to page, domain, Reddit, YouTube and LinkedIn level), whether AI crawlers can reach your site (real-time, IP-verified crawler logs in Agent Analytics), and whether any of it sends visitors who convert (visitor analytics). Then it helps you act: the Action Board lists prioritized fixes, and content gap analysis shows which buyer questions your site does not answer.

For a local agent, the location features matter most:

  • Country-level tracking is on every paid plan.
  • State and city tracking start on Business ($579 a month) and are included on every agency plan.
  • Local GEO/SEO targeting, new in October 2026, pins a monitor to exact coordinates with a radius from 20 meters to 5 kilometers, so ChatGPT, Google AI Overviews and Google AI Mode answer as if asked from that spot. It is on Business, Agency Scale and Enterprise.

Being straight about cost: an individual agent will not usually pay $579 a month. Explore is free (10 prompts, ChatGPT only), and Essential is $95 a month with 50 prompts and a 7-day trial on monthly billing. Essential tracks at country level, so you would put the city into the prompt text ("best buyer's agent in Tacoma") rather than pin a location. That works for a first read of your visibility. A brokerage or a marketing agency running several agents will get more from the city and coordinate tracking.

Content can be published to WordPress, Webflow and Framer, which suits the neighborhood guide and market-update pages that agents tend to be weakest at.

2. AthenaHQ: strong workflow, priced for teams

AthenaHQ tracks visibility across up to eleven models on its Starter plan and adds an Action Center with assignable tasks. Starter is $295 a month on credits (one credit equals one AI response), and it is country-level, so neighborhood-level checks mean phrasing the prompts yourself. Multi-region and persona targeting sit in custom Enterprise pricing. The entry lists no crawler-log product. A good pick for a brokerage marketing team that will work a task queue; expensive for a solo agent.

3. Scrunch AI: monitoring with an agent-readability angle

Scrunch AI has a Core plan at $250 a month with 125 prompts, 5,000 responses a month and four engines (ChatGPT, Perplexity, Google AI Overviews and Copilot). Its Agent Experience Platform, which serves AI-optimized page versions to crawlers, is Enterprise. Reviewers cited weekly data refreshes in the catalog entry. Fine for a larger brokerage that wants site audits alongside tracking.

4. Local specialists: BrightLocal and Local Falcon

Two tools come from the local SEO world and are worth knowing about because they match how agents already think.

BrightLocal includes a Local AI Visibility module in its Track, Manage and Grow plans. For one location those cost $41, $54 and $65 a month on monthly billing. It tracks up to 20 prompts per location on ChatGPT, Google AI Mode and Google AI Overviews, scores the location from 0 to 100, and lists the directories AI cites. The limits: three engines, a hard cap of 20 prompts, no export.

Local Falcon runs the same prompt from every point on a geo-grid, from 9 points to 441, and maps where you are recommended. Plans start at $24.99 a month in credits, and a single 9x9 scan uses 81 credits, so heavy use eats a plan quickly. It is the most visual way to see how your recommendation changes from one neighborhood to the next.

Neither shows crawler activity or ties AI visits to conversions.

5. Birdeye Search AI and Profound

Birdeye Search AI targets multi-location brands and reports at location level across seven engines, but it publishes no price and sells by location band through sales. It suits a franchise or large brokerage network, not an individual.

Profound sells itself as an AI marketer with agents for content and PR, and its Enterprise contracts were estimated at around $40k a year. That is a different budget class from an agent's.

Who should pick which

  • Solo agent testing the water: start with Promptwatch Explore, or BrightLocal if you already use it for local listings.
  • Agent who wants a view of neighborhood differences: Local Falcon for the map, Promptwatch for what to publish.
  • Team or brokerage marketing lead: Promptwatch on Business for city and coordinate tracking, content gap analysis and the content workflow.
  • Franchise network: talk to Birdeye and Promptwatch about location volume.

What to track first

Whichever tool you pick, build the first prompt set from real conversations: the questions clients asked before they called you. Add your city and two or three neighborhoods, then add comparison prompts naming rival brokerages. Check which sources AI cites for those, and publish the pages that are missing. Re-run after a month and compare. That loop, not the dashboard, is what moves your name into the answer.
